Building Report Condition

If you have made your offer conditional on a satisfactory building report then you need to start trying to facilitate a building inspector

What you need to do:

  1. Select a suitably qualified builder to do the building inspection (who had availability to do it within your timeframe)
  2. Let the builder know what time frame you need the report done by – leaving time for you once you receive it to review, discuss any issues with us and consider your options. Ask the builder how long after they conduct the inspection before you receive a written report
  3. If you are having any issues organising the building inspection, let us know as soon as possible.
  4. Forward the building report to us once received?
  5. If there are any issues, discuss those issues and your options with your lawyer
  6. If there are issues – discuss with your lawyer if you want to:
    1. Try to negotiate a decrease in purchase price
    2. Withdraw your offer on the basis of an unsatisfactory building report
    3. Accept the property as is, regardless of the building report issues
  7. If there are no issues – contact your lawyer to let them know that the building report is satisfactory (Do this as early as possible, but definitely early on the day the condition is due to ensure your lawyer is able to send legal acceptance to the vendor’s solicitor before the deadline lapses that the condition as has been satisfied.)

If you are struggling to get a builder to complete the inspection in time to meet the condition deadline, you can ask us to request (via the vendor’s soliticotr) that this condition date be extended. If is entirely up to the vendor whether they allow this extension or not, depending on the situation they may choose to do so or simply decline.
